Introduction
We run a bed and breakfast business from our home where we offer two rooms, a double bedded room and a twin bedded room, both of which have en-suite shower rooms. The house is situated in a rural position, on a south facing sloping site, surrounded by market gardens, at the end of a single track ‘farm’ lane although just 4 miles from Bath City centre.
Pre-Arrival
- The property is situated in a rural position at the end of a single track farm lane.
- The nearest bus stop is some 1½ miles away and Bath City centre around 4 miles distant.
- We have a website which includes 'photos of the guest rooms, dining room and staircase.
Arrival & Car Parking Facilities
- We have ample on site car parking to the rear of the property.
- Access to the property is approximately 8m. from the car park but is via 5 wide stone steps with another step at the entrance threshold.
- The steps are lit at night.
- Assistance with luggage is available.
Main Entrance
- The entrance hall is a mid-level landing with steps down to the dining room and access to the front garden sitting area via a further 3 steps.
- There are 9 steps up to the bedrooms from the entrance landing.
- Guests are met on arrival and shown to their rooms and the facilities explained.
Hall, Stairs, Landing, Corridors & External areas
- The first floor landing, staircase, ground floor hall and dining room all have wood flooring.
- We are able to offer guests an external sitting area, to the front of the property, including table, chairs, umbrella, and BBQ.
- There is also a small sitting area a the rear of the house with a low table and a two seater bench.
Dining Room
- Our award winning breakfast is served in the dinning room where there is one 730mm high table capable of comfortably seating four guests.
- Breakfast is part self service and part waited.
- We cater for most diets and offer a comprehensive breakfast.
- We do not play background music or permit smoking.
Bedrooms
- Both bedrooms are on the first floor and accessed via 100mm step from the landing.
- Fire alarms are sitted in each bedroom and on the first floor landing.
- Each room is carpeted and has a TV with DVD and remote control, an easy chair, dressing table, wardrobe, sideboard with welcome tray, bedside lights and center light.
- The twin room has matching framed slatted beds while the double has a divan bed.
- Heating is via thermostatically controlled radiators.
En-suite Shower-rooms
- Both rooms have similar en suite shower rooms measuring 1800mm x 1800mm.
- The shower rooms have standard suite including close coupled wc, 900mm shower tray with 100mm step, thermostatic shower valve, vanity hand basin, heated towel rail, extract fan and lockable door.
- Both rooms have tiled floors and full height tiled walls.
- The double shower room has a roof window while the twin shower room has a standard box sash window.
Grounds and Gardens
- The premises are set in an acre of grounds and have a swing, a small wild life pond, ducks and country views.
Additional Information
- In the event of a fire guests are reqested to proceed to the car park.
- Wi-fi is available.
- Guide dogs are welcome although we do not cater for pets.
- Excellent walking starting from the house.
- Each room has clearly printed instructions detailing emergency arrangements.
